Confirm coverage first
Tell the insurer the home is unoccupied and ask what inspections, occupancy definitions, winterization, security, or vacancy endorsements apply. Do not assume the existing homeowner policy remains unchanged.
Use a recurring inspection record
At an interval approved by the insurer and estate team, document:
- Entry points, alarms, lighting, and signs of unauthorized access
- Leaks, heat, humidity, electrical concerns, and weather damage
- Lawn, snow, waste, mail, and other exterior signs of vacancy
- Vendor entry, work completed, invoices, and new photographs
Prepare for market without losing control
Use one access protocol for cleaners, haulers, contractors, appraisers, and the broker. Avoid lockbox or key sharing until the authorized estate representative approves it.
